The Ocean Springs real estate market continues to move steadily into 2026. While buyers are taking a little more time and negotiating more carefully than they were over the past few years, demand remains strong—especially in some key price ranges.

Here’s a look at what happened in the Ocean Springs housing market in February 2026.

Home Prices in Ocean Springs

The average list price for homes in Ocean Springs is currently about $446,207, while the average sold price is around $301,872.

Looking at the median numbers, the median list price is $335,990 and the median sold price is $265,000. The difference between average and median prices shows how higher-priced homes can pull the average upward, while the median reflects where most homes are actually selling.

Overall, homes are selling for about 94.5% of their list price, which indicates buyers are negotiating slightly more than they were last year.

How Long Are Homes Taking to Sell?

Homes are staying on the market a little longer compared to the past couple of years. The average days on market is currently about 81 days, giving buyers more time to view homes and make decisions.

Current Inventory

Inventory remains fairly limited in Ocean Springs. There are currently 259 active homes on the market, which is about 7% fewer homes than this time last year. Limited inventory continues to support home values across the market.

Sales Activity

A total of 61 homes sold in February, which is about 4.7% lower than February of last year. This slight slowdown reflects higher interest rates and a more cautious buyer pool.

What Price Ranges Are Moving the Most?

The most active part of the Ocean Springs market right now is between $200,000 and $400,000.

The top selling price ranges in February were:

  • $200,000 – $249,999: 18 homes sold

  • $300,000 – $399,999: 15 homes sold

  • $250,000 – $299,999: 9 homes sold

These ranges continue to attract the most buyer demand, especially among move-up buyers and those relocating to the Mississippi Gulf Coast.

Downtown Ocean Springs Price per Square Foot

Downtown Ocean Springs continues to command a premium because of its walkability, proximity to the beach, and vibrant restaurant and arts scene.

Based on recent sales:

  • Average price per square foot: about $377

  • Median price per square foot: about $326

  • Highest sale: approximately $648 per square foot

This range shows the strong demand for downtown properties, particularly newer construction and updated homes near the beach and downtown district. 

Have Ocean Springs Home Values Appreciated?

Over the past 12 months, Ocean Springs home values have appreciated slightly, showing modest but stable growth despite higher interest rates. The market has shifted from rapid pandemic-era price increases to a more balanced and sustainable pace.

Current Mortgage Rates

Mortgage rates remain an important factor for buyers. As of early March, the average 30-year fixed mortgage rate is hovering around 6%, depending on the lender and loan program.

What This Means for Buyers and Sellers

Overall, the Ocean Springs market remains steady. Inventory is still relatively tight, the strongest activity is happening in the $200K–$400K range, and downtown properties continue to command premium prices per square foot.

Buyers have more time and negotiating power than they did a few years ago, but well-priced homes are still attracting strong interest.
